DUO
PIMCO Prime Real Estate acquired DUO Tower and DUO Galeria (‘DUO’) in a 60/40 joint venture with Gaw Capital in 2019. This iconic asset was designed by acclaimed architect Ole Scheeren and is instantly recognizable in Singapore’s skyline due to its hexagonal-plated façade.
DUO boasts 52,000 sqm of premium office space plus over 5,500 sqm of retail space. Standing above the Bugis MRT Interchange station, the asset is well connected to Singapore’s CBD, Marina Bay and other metropolitan areas.
Since our acquisition of DUO, the Singapore asset management team has taken a proactive approach in enhancing the asset’s sustainability performance through series of targeted initiatives. Key measures include the installation of LED lighting and motion sensors in all landlord-controlled areas, as well as more recent collaborations with tenants to upgrade lighting in leased premises. Furthermore, a dedicated ‘Green Corner’ was established to promote a culture of reuse and recycling which has resulted in approximately 25 tonnes of materials being reused or recycled annually.
On its completion in 2017, DUO was awarded the Green Mark Platinum Award, the top certification from Singapore’s Building & Construction Authority. As part of the building’s recent Green Mark recertification, air handling units and chillers were upgraded to high‑efficiency models, delivering an estimated 7% reduction in energy consumption.
Innovation has also been a major focus at DUO where the introduction of a new building app has enhanced tenant communication and service delivery, while enabling seamless smartphone-based building access. Indoor air quality sensors now support a consistently comfortable environment through data‑driven monitoring. In addition, a new building management system provides improved fault detection, integrated ammonia sensing, and people‑counting capabilities which support smart hygiene and cleaning operations for restrooms.
Finally, the district of Bugis has a long and distinctive cultural heritage. Today, as the new focal point for the district, DUO embraces this responsibility by continuing to act as a civic nexus, with the asset’s courtyard and plazas hosting a variety of community-focused activities throughout the year.
