Palazzo Marignoli
Standing in Rome’s historic center, Palazzo Marignoli is a 135-year-old building whose character and location make it a landmark asset. But before its renovation, the property was underperforming its potential. A lack of maintenance in the retail areas, dated office interiors and neglected courtyards had left the building’s market value and rental income below the level expected of an asset of this stature.

The interior and exterior were renovated without changing the façade or window openings, while abandoned courtyards were reopened to bring more light and transparency into common areas and workspaces. New design elements, including glass and marble staircases, introduced a more open and modern internal concept, while a new storey was added in a way that remained aligned with the building’s traditional character.
The restoration also uncovered and preserved original artistic features, including frescoes from the 1890s. Scientific investigations were carried out to identify the techniques required to restore these pieces appropriately, ensuring that the building’s historic layers were not only protected but integrated into its renewed identity.
Just as important was the execution. Through close coordination, parts of the building were able to remain operational while other areas were still under construction, helping to manage disruption while the transformation progressed. The result was a high-end prime building that respected its historic value, improved its functionality and attracted a high-profile tenant.
Palazzo Marignoli also achieved LEED Silver certification and EPC B / A+, demonstrating that the preservation of historic architecture can go hand in hand with improved sustainability performance.
