When PIMCO Prime Real Estate acquired The ICON Vienna off-market in 2017 on behalf of our clients, it represented a rare opportunity to gain exposure to one of the most prestigious office developments in Austria. Located directly adjacent to Vienna’s main station, the three-tower complex offers approximately 88,000 sqm of premium office, retail, dining and amenity space. LEED Platinum-certified and positioned at the gateway to Vienna’s Central Business District, The ICON combines exceptional sustainability credentials with unrivalled connectivity to the city center, airport and international rail network.

The ICON’s story, however, did not stop at acquisition. As befitting such a flagship asset, we have continued to enhance the building’s resilience and attractiveness. Through our proprietary Building Signature Program, for example, we have integrated advanced digital building management capabilities that allow us to leverage real-time operational data to improve efficiency, enhance sustainability performance and optimize the user experience. This continued focus on asset relevance, in combination with its prime location, high-quality construction and sustainability credentials, has underpinned outstanding leasing performance, with the asset maintaining full occupancy and attracting a diverse mix of leading Austrian and international occupiers.

This highly attractive proposition enabled PIMCO Prime to onboard a large European pension fund as a joint venture partner through the sale of a 50% stake in The ICON, thereby growing their real estate allocation. For our initial client, we were able to crystallize value from their investment while ensuring they retained exposure to one of the strongest buildings in the portfolio.
