Allianz Real Estate has partnered with EDGE Technologies to refurbish, enlarge and upgrade the five-story landmark Forum office building in the center of Amsterdam’s key business district.
Set to complete before year-end 2022, the redevelopment will position the building as a highly efficient, sustainable and technology-led prime office asset. It will offer tenants the highest environmental and innovative standards to date in the market.
Rebranded as EDGE Stadium, the building will achieve BREEAM Excellent and WELL Core & Shell Gold certifications and target reduced total energy consumption of approximately 70%. EDGE Stadium will also be the first R2S (Ready2Services) two stars certified building in the Netherlands, a certificate that represents its smart connectivity.
EDGE Stadium supports Allianz Real Estate’s strong focus on ESG, innovation and digitalization as they represent essential aspects in the firm’s investment strategy. By 2050, the company is targeting to achieve the decarbonization of its portfolio by growing its allocation to certified green buildings and energy efficient improvements, for instance. In addition, significant emphasis will be put on tenant experiences, with smart devices enabling data-based decisions on how to improve user wellbeing.
The Building Signature Program, a global initiative developed to work towards the set goals, targets new and existing assets in which to enhance user experience as well as optimize operations and environmental performance. In Europe alone, the firm is in the process of upgrading 500,000 square meters of office space to maximize the value of the portfolio while pursuing an ambitious environmental and social program that focuses both on user centricity and tenants as well as their well-being.

Part of Allianz Real Estate’s portfolio for several years, Forum currently offers a lettable area of 17,400 sqm, including an atrium of 2,400 sqm. The redevelopment process will add another 10,000 sqm and include an extension to the building’s existing atrium, creating a wooden hybrid top-up and integrating the EDGE Workspace concept on the ground floor.
In line with Allianz Real Estate and EDGE’s focus on sustainability, many features will be reused and upcycled to be future-proof.
