EDGE Stadium

Located in the city’s Zuidas business district, the original Forum building – constructed in 2000 and under our management since 2001 – was a 19,000 sqm property which featured a central auditorium, wooden window frames and compartmentalized offices, representative of the norms of that era. The redevelopment initiated in 2020 by PIMCO Prime Real Estate carried a bold vision of a dynamic, community-oriented social ecosystem. The mandate was entrusted to Edge, who delivered the redeveloped and rebranded EDGE Stadium building in early 2023.

Around 10,000 sqm of additional floor space, including the expansion of the office areas by approximately 50%, brought the total lettable area to 27,000 sqm. Furthermore, the redevelopment prioritized the preservation of the original structure and reuse of materials including wood, concrete and copper, saving 70% of the energy consumption required in a full remodeling. The asset is also equipped with 1,250 sqm of solar panels and an underground thermal energy storage system, enabling the building to function on 100% renewable energy. Advanced and sophisticated sensors continuously monitor air quality, temperature, and energy consumption.

It is the central atrium, however, which is the property’s standout feature. Serpentine staircases blending in layered greenery, and sunshine peeping in through the glass tops, the atrium gives a true depiction of a natural landscape, boosting users’ well-being, productivity and engagement. A new glass facade wrapped around the preserved copper clad central pavilion adds to its aesthetic. Previously just functioning as a circulation space, the atrium has transformed into a dynamic hub hosting regular performances and after-hours events office hours, promoting comprehensive work-life balance.

Since its completion, EDGE Stadium has been fully let to a strong mix of tenants and has achieved the highest standards of a green office with both WELL Platinum and BREEAM Excellent certifications. In addition, it was the first R2S (Ready2Services) two-star certified building in the Netherlands, underlining its digital credentials.
