Skyline Plaza

PIMCO Prime Real Estate acquired the 38,000 sqm retail center Skyline Plaza in 2013 for its clients as part of a joint venture with center operator ECE. Standing in Frankfurt’s Europaviertel – a prime residential and business quarter within the city – Skyline Plaza has consistently generated attractive footfall. Times and needs change, however, and, in 2024, we launched a €35 million modernization program to reposition the asset as a multi-experience destination to meet the demands of an increasingly diverse customer base.

Under the motto ‘Echoes of your life’, the muti-phase program, which will complete in 2027, will see more space allocated to leisure, entertainment, and gastronomy in order to broaden the tenant mix to complement the already strong retail anchors. This alone convinced almost all existing tenants to extend their lease contracts. A second phase will expand the use of Skyline Plaza’s highly frequented rooftop garden. Four paddle tennis courts will be added while a new 30-meter-high glass elevator will bring visitors direct to the rooftop. The final phase is to modernize the entire interior design, including structural enhancements, new lighting concepts and improved routing and orientation within the center.

Skyline Plaza and the ongoing work to modernize it stands as a showcase for how we are able to leverage the local knowledge of our on-the-ground teams and apply our tried-and-tested active asset management capabilities to take an already strong asset and improve its attractiveness to visitors and users, and secure long-term benefits for our clients.
