Avenue83 - a new generation shopping center within the real estate portfolio of Allianz exceeded the most optimistic crowd forecasts on its busy opening day
On Tuesday April 12th 2016, Gilles BOISSONNET, CEO of Altarea Commerce along with François Trausch and Barbara Koreniouguine, inaugurated Avenue83, a shopping & leisure center located in La Valette-du-Var, near Toulon. Jean-Michel Wilmotte, architect of the center, Jérôme Seydoux, Chairman of Pathé Group, and Christiane Hummel, Senator-Mayor of La Valette-du-Var, attended as well. Developed in partnership with Altarea Cogedim, Avenue83 hosts 90 shops and stands, including 20 restaurants of which many are national and international brands.
Avenue83 is part of the Altaprime portfolio, in which Allianz acquired a 49% interest in 2013. The portfolio has a total value exceeding 800 million euros and includes the assets Bercy Village, the Shops at Gare de l'Est, and Espaces Chanteraines in Gennevilliers. Altarea Cogedim is also the property manager. It was certified HQE and BREEAM - Level "Excellent." In addition, some of the material from the previous center, the Var Barnéoud, was used for construction of the new set.
Conveniently located near the main cities of the South of France (Toulon, Marseille and Nice) and the main roads and motorways, Avenue83 benefits from its exceptional location. The center hosts 1,500 free parking places to accommodate visitors (with guiding system).
A new generation shopping center
Avenue83 offers visitors the chance to explore its large open spaces that are conducive to conviviality, relaxation and recreation. Designed as an open air shopping street with its variety of vendors and activities, Avenue83 is a new generation shopping center. Both urban and environmentally conscious, the center puts vegetation at the heart of its spaces, with nearly 4000m² of natural space, aligning the design with the sentiments of modern visitors.
Avenue83 also puts technology at the service of its customers. A mobile application offers customers guided tours through the center, maps, hours of operation, and other practical information: making the visit more comfortable. An unrivaled Data Management Platform has also been implemented: the Digital Factory. Representing a new era in customer knowledge, this data processing platform allows management to better understand the customers' behaviors, both in the physical and digital environments.
Fully let to a great mix of tenants
The commercial spaces are 100% occupied by 70 stores and stands, 20 restaurants and 2000m² of terraces. The center is composed of three types of tenants covering fashion, sport and leisure.
The opening of a Primark store that extends over 3000m² and employs over 400 people was a highlight of the inauguration.
